Approval for 400 new homes in Hassocks

A resolution to grant outline planning permission for 400 new homes has been granted by Mid Sussex Council on land at Ockley Lane, Hassocks. We were involved throughout the process, promoting the site, engaging with the community and key stakeholders and finally preparing the planning application. The proposals include 400 new homes, a primary school, community facility, public open space, a community orchard and strategic cycle link to Burgess Hill.

Surrey Cycle hub application submitted

Proposals for a new cycle hub on the famous Surrey Hills cycle route (used for the 2010 Olympics) have been submitted. The proposals will provide a new cafe and facilities for both road, leisure and mountain bikers.

Godstone development now completed and occupied

A scheme for 27 new homes in Godstone has now been completed and sold. Working with Thakeham Homes in 2018, we prepared a detailed planning application for the site which was a former garden centre, located in the Greenbelt. We are pleased and proud to see the completed scheme.

Two schemes approved in Yapton

Two outline planning applications have been approved by Arun DC in Yapton. The proposals will provide 550 new dwellings with open space and other infrastructure. Working on behalf of both Gleeson Strategic Land and Landlink Estates a comprehensive masterplan was prepared and two separate outline planning applications were submitted. Working closely with both clients and consultant teams Richards Urban Design provided urban design support including planning application drawings, Design and Access Statements. A high level of design information and analysis was required by the Council to secure the quality of the scheme in future reserved matters applications.

Inspector allows proposals for 39 homes in Greenbelt in just six days

Just six days after the hearing into a double appeal brought against Guildford Borough Council, the Planning Inspectorate published its decision to allow 39 dwellings on a previously developed site in the Green Belt and listed building consent.
The site, located off Old Portsmouth Road (A3100), also lies within the Surrey Hills AONB and in part, within the St Catherine’s Conservation Area.

Richards Urban Design prepared the detailed design scheme for the site and attended the hearing on behalf of Cala Homes (South Home Counties).

The Inspector agreed with the Council that the proposal was inappropriate development and that by definition this was harmful to the Green Belt. However, by working with a strong team including Graeme Keen QC, Landmark Chambers; Vail Williams, planning; Liz Simes at Fabrik, landscape consultant; Colin Richards, urban designer; and Jen Coates, Heritage Collective, the team were able to make the case for Very Special Circumstances on behalf of CALA.

Masterplan proposals for 500 new homes and school in Hassocks shared

A draft masterplan and proposals for the development of 500 new homes, public open space, a new 2 Form Entry Primary School and Community facility have been shared with the public at an exhibition in Hassocks, East Sussex. The site has been allocated in the adopted Mid Sussex Local Plan and the team has been working closely with the members and officers over the past 6 months to bring the proposals forward. The exhibition followed a masterplan workshop earlier in the year and was well attended by the local community. Feedback from the event will be taken into account in the emerging proposals for the site and an outline planning application will be submitted later this year.

Approval for 121 new homes in Rainham, Kent

Outline planning permission has been granted for our residential development proposals at Berengrave Nursery in Rainham, Kent. The application was submitted on behalf of Gleeson Strategic Land Ltd and included a mix of housing and open space on the site of a former nursery. The team worked closely to maximise the potential of the site within the context of a number of ecological, noise and landscape constraints. The officers were keen to see a scheme with “attitude” that raised the bar from the quality of recent developments in the local area.

Housing in Swanwick, Hampshire

We have recently provided support to Taylor Wimpey for the submission of an outline planning application for up to 70 new homes in Swanwick, Hampshire. Our role was to work within a team of consultants and prepare a Concept Masterplan and Design and Access Statement which demonstrated the design principles for the site and how it could provide a high-quality scheme whilst responding to the constraints and opportunities for the site.

Masterplan for 400 houses and open space in Hailsham, East Sussex

South Hailsham Masterplan

Working with Rydon Homes and Gleeson Strategic Land Ltd and a team of consultants led by Barton Willmore, we have prepared a detailed masterplan which forms the basis of an outline planning application for 400 new homes and open space. The site lies on the southern edge of the existing town and there are a number of technical constraints which had to be addressed including odour issues from a nearby Waste Water Treatment Plant, the presence of underground sewer pipes, surface water flooding issues and a number of public rights of way. As part of the pre-application discussions it was necessary to explore the masterplan using proving layouts for the entire scheme to show that it worked at both the masterplan and detailed level.

Plans for up to 550 new homes in Yapton, West Sussex

Two outline planning applications have been submitted for up to 550 new homes in total for two adjoining sites in Yapton, West Sussex. Acting for both Gleeson Strategic Land Ltd and Landlink Estates on a strategic allocation site, we have prepared proposals for both a comprehensive masterplan and separate stand alone planning applications for the sites. We also prepared material for and attended a public consultation event in August which was well attended by the local community. The scheme includes a range of housing and open space areas responding to the constraints and opportunities for the site.
